A mixed use seafront tower overlooking the Red Sea, at Jeddah Corniche, consisting of a shopping mall, administrative offices, a 7 stars hotel, 7 stars serviced suites and luxurious apartments and Loft apartments.
The main design approach is:
– To maximize the use of the sea view which was achieved by the orientation of the building mass diagonally.
– To create an inner promenade and a gathering walkway for the community connectivity, social interaction and maximize the commercial and retails accessibility and connectivity aiming a better value for the investor.  Considering the context, the climatic conditions and environmental aspects.
– Triple glazed glass, vertical aluminum louvers and insulated GRP panels are used putting into consideration the balanced solid void ratio of the tower skin, to enhance indoor environmental quality and reduce HVAC tonnage.
– Green planted roofs to minimize the thermal heat on the surfaces exposed to direct sunlight. Façade & materials used, Aluminum cladding, GRP panels, triple glazed glass and flamed basalt stone.
