Tourist settlement in the Bay of Kotor

Prčanj is one of the first settlements on the territory of Montenegro's Kotor Bay, being developed in the ancient period. It continued to develop along the mountain paths and walkways, forming longitudinal rows, so that the front side of each house has a view towards the sea, in this case, to the northeast. The micro-location currently consists of St. Anthony church, which is among the registered cultural monuments under the protection of UNESCO as an important monument, having the historical value, and the old hotel building, which should be redesigned as the tourism settlement. Respecting the presence of the cultural monument, the settlement consists of the main building of the hotel and villa objects. There are 20 accommodation units in the main hotel building, the reception with a hall and the restaurant with kitchen, the spa center with a gym, beauty salon, and a large closed and open pool area. The parking space, technical rooms and storage are located in the basement of the hotel facility. 
 In terms of shape, the total potential of the space and tourist settlement as a whole is evaluated in the most efficient manner - providing architectural form with quality defined function. This was done by forming cascading structure which is composed of different function zones, connected in one entity. In this way, the existing architectural and landscape context are upgraded in a quality manner. The complex includes the elements of a traditional and existing construction with the stone cladding. The clearance of the hotel is intentionally kept similar to the clearance of the existing hotel with retention of open terrace of the restaurant in the same place where it is located now, and is covered with a pergola. 
Situation plan and orthoimage
Structure follows the terrain slopes, forming cascading elements joined together creating intimate zones in the form of terraces with different leveling. In that way, different levels of intimacy are achieved, giving the users possibilities of choosing between separated space or marvelous view on the sea.
